It is a legal duty to carry out an assessment to identify and assess whether there is a risk posed by exposure to legionella from the hot and cold water system or any work associated with it. Legionella bacteria can be found in man-made water systems such as hot and cold water systems, cooling towers and evaporative condensers. Water contaminated with Legionella bacteria can cause Legionnaires’ disease - a serious and potentially fatal form of pneumonia.
The risk assessment will consider all aspects of operation of the hot and cold water systems and the individual characteristics of each system will be taken into account. They will also assess water systems, maintenance records and on site management procedures to identify risks and the required remedial works or actions.
Typical work might include removal of obsolete pipework, cleaning and disinfection of calorifiers and tanks, and management control actions such as reviews of procedures and processes.
